After three complete bids, HBI was awarded the contract to build the Metropolitan South building at Waterford of Eau Claire. The large, mixed-use structure consists of retail and restaurant space on the main level, with 38 luxury residential condominiums in the three floors above, and 75 heated, underground parking stalls below.

Excavation was begun in winter, with a build-out schedule of 11 months for the shell, finished exterior and roughed-in interior. Special consideration was given to the sensitivity of the site, which was directly adjacent to a green and a tee box of the Eau Claire Golf & Country Club. Customization and change orders were a regular part of the process, both during construction of the shell, and then extensively with homeowner finishes.
