Western Wisconsin Urology is a private Urology clinic with five physicians based out of Eau Claire, WI. They had operated out of the same clinic for thirty years, but had outgrown their current facility. The location of their existing clinic was ideal for their operation, and they wished to stay in the immediate area. Unable to locate a suitable facility and lease term, HBI partnered with The Cottagewood Group and proposed a solution. The partnership would purchase a lot adjacent to the existing clinic, design and build a new clinic based on existing and future needs, and lease the facility back to the physician group with an option for the group to purchase the facility at any time.

The real estate was purchased in 2007, and since the lot was landlocked, access easements were obtained prior to the commencement of development. The site itself posed many challenges due to the fact that it was an infill site with strict storm water requirements.  During development, the storm water ponding was broken up into several small ponds and rain gardens to act as landscaping features.

The lengthy design phase consisted of months of coordinated meetings with the clinic staff, physicians, financial advisors and the architect. Design of the clinic had to incorporate new and existing equipment, while maintaining fixed construction cost parameters dictated by a pre-determined lease rate. The final building was a 12,000 square foot, single story structure that met the needs established by the physician group, was completed within budget, and was turned over one month ahead of schedule.
